Hilton Birmingham Metropole bedroom FCU Upgrade
Hockley Building Services has successfully completed an overhaul of the Crown wing bedroom Fan Coil units in 4 weeks with NO LOSS OF REVENUE to the hotel, as the rooms were handed back to the hotel each afternoon. This type of refurbishment has proved itself in many hotels as the most cost effective option rather than a complete FCU replacement that will generally mean the rooms being out of action while the works are carried out.
The scope of works consisted of the following
- Change both heating and chilled 4-port valves and actuators and wire back to the central control box.
- Flush through heating and chilled coils using a power flush unit.
- Replace the existing fan motor and fan scrolls.
- Vacuum off any surface dust from the coil, then spray with chemical cleaner. In turn, this will also flush through the condensate drain pipework.
- Replace the short section of clear plastic hose that connects the fan coil unit to the condensate drain.
- Remove all the old wiring associated with the air conditioning controls.
- Fix the new control box at high level above the bedroom door.
- Run plastic flexible conduit to the heating and cooling actuators, make connections and fix conduit where the space is available.
- Cover the existing controls with a suitable chrome bevelled cover.
- Fill any gaps in the bedroom distribution boards that are made by the removal of any electrical components.
- To replace the existing bedroom fan coil access with a bespoke metal, double hinged access panel with integral return air grille.
